OpenAI has secured a new 450,000-square-foot office campus at 350-380 Ellis St. in Mountain View, California, as part of its strategic expansion in Silicon Valley. The upgraded campus, owned by KKR Real Estate Finance Trust and TMG Partners, now features enhanced amenities, including dining options and a 2-acre activity zone with sports facilities. This move follows OpenAI’s recent leases in the Bay Area, including a significant 315,000-square-foot space at 550 Terry A. Francois Blvd. and a 280,000-square-foot sublease at 1800 Owens St., further solidifying its presence in San Francisco. As the artificial intelligence sector drives demand, the Silicon Valley office market is showing signs of recovery, with office vacancies decreasing to 16.1% by late 2025. OpenAI’s rapid real estate growth aligns with its impressive financial trajectory, boasting annualized revenues of $25 billion, up from nearly zero three years prior.
